I need to find out how actually owns my Mums house. It's complicated to explain but I'm not 100% sure it's in her name. Is there a web based service where I can search?

Do a google search on "land title search" for your state and you should find a service that can help at modest cost. Alternately, look up your state government's website, find the relevant department and inquire directly.

You should be able to do a title search by address and by name.
