Hi, just wanting some information and/or advice.

I had a rental property lease for a townhouse, when we moved into the property on the in-going inspection report we didn't note a few chips in some tiles in the living room of the property. Our mistake. However, when we moved out, the real estate agent had someone come in and replace said tiles and then some. As a result, we were charged for the replacement of 7 x large tiles in the living room, when I know there was only 2 or 3 maximum that were chipped. The real estate agent did not notify us that they had arranged someone to replace these tiles, nor did they notify us of how much it would cost. (The cost was taken out of our bond). When I received my refund for the bond, less the cost of replacing these tiles, I asked why there were 7 tiles replaced. The real estate agent told me that was the number of damaged tiles, however was unable to provide me with any evidence to show that there were 7 tiles damaged when we moved out. I've tried to speak with her about this matter, however she is not willing to assist at all.

My question is; Is there any law/legislation in place that states she must be able to provide me with evidence to support the amount of money she has kept from my bond?

I've tried to seek advice through other avenues, but everyone so far has been unwilling to give me a straight answer.
