I own a 50 acre property zoned RU1. I purchased it 13 years ago. It has a large house on it. I was told by the previous owner that the house was about 25 years old when I brought it. The original house was built when the property was a holding of 800. After about 5 years, the previous owner sold 750 acres and used the proceeds to extend the house. The house is now over 30 years old. I am trying to sell my house. I have a buyer who's placed a deposit pending certificates. So far I have a 149 2 and 5, and a septic system operation certificate. The buyers have also gotten a building and pest inspection done, which the house passed. When I applied for an existing holding entitlement certificate, council told me I didn't have one. They have said that they are going to look in storage for an older certificate. My questions are - why didn't this come up when I brought the property, and where does this leave me in being able to sell?
